Terms of Service

These terms govern your use of Maluwa.lk ("Maluwa", "we", "us"), a website for finding and listing residential and commercial property in Sri Lanka. By using the site you agree to them. If you don't agree, please don't use the site.

1. What Maluwa is (and isn't)

Maluwa is a marketplace that connects people looking for property ("seekers") with owners and agents who list it ("listers"). We are not an estate agent, broker, valuer or party to any sale or tenancy. We don't inspect properties, verify ownership or guarantee that any listing is accurate or available. Always inspect a property and verify title, ownership and terms independently before paying anything.

2. Accounts

• You need an account to save favourites, save searches, contact listers or list a property. Browsing is open to everyone.
• You must be at least 18 and give accurate information. Keep your sign-in details secure — you're responsible for activity on your account.
• You may delete your account at any time from your account menu. Deleting it removes your profile, listings, saved items and enquiries (see the Privacy Policy).

3. Listing a property

• You may only list property you own or are authorised to market. You're responsible for the accuracy of every detail — price, location, size, features and photos.
• Photos and text you upload must be yours to use. Don't upload other people's images or content, or anything unlawful, misleading, discriminatory or offensive.
• Keep listings current: unpublish or archive a property once it's sold or let.
• We may unpublish, edit or remove any listing that we believe breaks these terms, the law, or harms other users — and may suspend the account responsible.

4. Enquiries and conduct

• Enquiries are for genuinely interested people to contact a lister about that property. Don't use them for advertising, spam, harassment or to collect personal data.
• We apply reasonable limits on how many enquiries an account can send to protect listers from abuse.
• When you send an enquiry, the lister receives your name, your account email address and the phone number you chose to include, so they can reply to you.
• Be honest and respectful. We may remove accounts that abuse other users.

5. Fees

Listing and enquiring on Maluwa is currently free. If we introduce paid features we'll say so clearly before you use them; nothing will be charged without your agreement.

6. Content and intellectual property

You keep ownership of what you upload, and you give us a licence to store, display and distribute it on Maluwa (including in search results, previews and link previews) for as long as it's on the site. The Maluwa name, design and software are ours. Don't scrape, copy or republish listings in bulk.

7. Availability and changes

We work to keep Maluwa available, but it's provided "as is" and we may change, suspend or withdraw features at any time. We may update these terms; if we make material changes we'll post the new version here with a new date.

8. Liability

To the fullest extent the law allows, we aren't liable for losses arising from your use of the site, from any listing or enquiry, or from any transaction between users. Nothing in these terms limits liability that can't be limited under Sri Lankan law.

9. Governing law

These terms are governed by the laws of Sri Lanka and any dispute is subject to the jurisdiction of its courts.
